The Puget Sound shoreline in South King County runs south from Seola Beach to Dash Point State Park. Because this area was historically outside “the city,” it has taken longer to develop. There are consequently more properties available for sale, at selling prices that have escalated into the millions of dollars in recent years, especially in Burien and Normandy Park at the northern end. Forty-five waterfront single-family homes were sold from July 2016 through June 2017, at an average selling price of over a million dollars ($1,030,000)—although at an average market time of 3.5 months, homes here have taken a bit longer to sell than homes in Seattle.
The statistics for this area include a number of smaller lakefront properties, particularly in Federal Way. As they are priced more modestly, these homes tended to sell more quickly than those homes with frontage on Puget Sound. Yet because all of these were single-family homes on lots (there are no houseboats like those found on Lake Union and elsewhere), the lowest-priced waterfront home in Federal Way was $340,000, while the highest price in South King County ($3.1 million) was paid for a home with frontage on the Sound at Des Moines.
