Until two generations ago, most of the Snohomish County lowlands were rural farmlands with scattered lumberyards and sawmills. Today, retail and suburban residential development blankets the southwestern corner of the county. Waterfront properties here along Puget Sound and to the northeast at Lake Stevens are most highly valued; but the countryside offers many, varied lakefront and riverfront properties, suitable as either primary residences or second homes.

From July 2016 through June 2017, there was just one fewer waterfront sale in Snohomish County than on the Kitsap Peninsula with its 230 miles of coastline—225 sales to 226, respectively. Those Snohomish County waterfront sales averaged $545,000, and sold within an average 79 CDOM. The largest plurality of these homes were sold at Lake Stevens, where they averaged $945 thousand and 52 days on market. The top waterfront sale in the county was at Woodway on Puget Sound southwest of Edmonds, for $3.7 million.
